THE DEVELOPMENT

PLP Stafford is a high spec, new build, 345,039 sq ft big box logistics unit. Speculatively developed, it was leased to Super Smart Service shortly after completion in 2024.

With 18m clear height, an oversized secure service yard and the ability to retro fit additional offices at second floor level, this development is fit for the future. It was also constructed to superior environmental standards, a Carbon Neutral development achieving BREEAM Excellent and EPC A, as well as incorporating numerous sustainability features including Solar PV, EV charging points, air source heating and cooling and rainwater harvesting.

The site was acquired from NatWest and housed a defunct data centre, which was demolished to make way for the new development. Large amounts of salvage were either taken off site and reused/recycled or retained on site for incorporation within the new development. With the unwavering support of the Local Authority, PLP Stafford brought a brownfield, redundant employment site back into economic use, delivering millions of pounds of investment and countless new jobs to the local area.

Location

Situated at the entrance to the established and successful Stone Business Park, to the north of Stafford, the scheme is in a prominent and highly visible landmark location.

With excellent dual carriageway access via the A34, it is only 5 miles to J14 of M6 and 9 miles to J15 of M6. The A34 is an important arterial route in its own right, connecting Birmingham in the south to Manchester via the Stoke connurbation to the north providing a ready supply of labour. Over 5 million people live within an hour’s drive of the scheme.
