THE DEVELOPMENT
PLP Knowsley is an 850,000 sq ft distribution warehouse that was pre-let to Amazon.
It was a landmark development of a 37-acre, contaminated and derelict former manufacturing site in Knowsley Business Park.
PLP acquired the site in 2018 and the completion and leasing of the development to Amazon in 2022 was the successful culmination of a 4-year project.
The total cost of the development is in excess of £100m with Amazon spending millions more on their fit-out. PLP Knowsley represents one of the largest logistics developments in the North West in recent years. Both construction and the subsequent operation of this development has benefitted scores of local businesses and provided hundreds of jobs for local residents. The importance of PLP Knowsley was recognised by Knowsley Borough Council who awarded the scheme Commerical Development of the Year at the Knowsley Business Awards in 2022.
Location
PLP Knowsley is situated on Knowsley Industrial Estate, the largest industrial estate in the Merseyside region and home to a wide range of businesses including manufacturing, logistics companies and service providers.
The estate is extremely well connected with major roads including the M57, M58 and M62 motorways as well as being immediately adjacent to the A580 East Lancs road which connects Liverpool in the west to Manchester in the east via Junction 23 of the M6.
PLP Knowsley is also located next to Knowsley Rail Freight Terminal and only 10 miles drive from the Port of Liverpool.
